Someone beat me to the SM is awesome response. So, I will have to go with backgammon fundamentals.

Splitting is good, albeit not urgent.

There is one fewer shot on the 11 point compared to the 10.

Note how 64 & 65 from the roof play when they don't hit.

Against this, there are more point making numbers with the blot on the 10.

Frequently in the opening, the number of one's own point making numbers for the next turn is not critical since there is so much hitting going on that there's no time to make points. However, in this position there are only a handful of hits. So, the placement of the builder may be more important than usual. I expect that this is why the rollout is close. But, I am still confident that the fundamental applies here. It is better to split the back checkers rather than improving the position of the outfield blot.
