Hitting vs Bar Point

I've been a lurker on these forums for quite a while, but after reading the discussion by Womack, I've been spurred to post a question. This is a position from yesterday's game and I hit with 23/12* instead of making the bar point.

A 3-ply analysis point out that this is a major blunder and making bar is the correct play. To try and understand why, I've tried to change the position slightly and see when hitting becomes correct. It seems that the blot on the 2 point is the primary feature that makes it such a blunder to hit. With the 2 point checker moved ot the 13 point, 23/12* is still not the best move, but not a major blunder at 3-ply analysis. I'm still not clear at the concepts behind making the bar point vs hitting here, especially in the case where there is no blot in the home board.
