I would not take this if we had the 20 point, why am I considering a take now?

That's a good way to look at it. If white had the five point anchor with this pipcount, the Rule of Fours (take up to twice the point of last take if it were a straight race with no contact) would say pass. Without the anchor, white's equity must be worse.

But I've already picked up the cube, so I'll take my lumps in the rollout.
