Let the advertisers worry about what the advertising is worth. That's their problem. (If they need traffic stats before making a bid, I guess you can install something which tracks that. The # views which is tracked already should give them something as a starting point.) The only thing that matters to you is what you can get, not what it is worth. If you get an offer that is tempting - take it. Take the best one. If nothing excites you, tell them to take a hike.

You are willing to run the site for free. So, you hold all the cards in a negotiation. Think of this as a poker game and you will do well.
