Thanks, and yes, and a costly miscalculation if I were the one facing this decision in real life. I should have reconsidered since it seemed like way too large -- trust those cautionary indicators.

So, back to the chalk board. With my simple assumptions it's looking like a cash. Complicating the assumptions don't seem like they'd be enough.
