Gammons After Closeout

Lamford's 'Improve your Backgammon' gives an interesting formula for estimating gammon chances after a closeout (p.50):

1st checker on roof: 6 crossovers

Additional checkers on roof: 8 crossovers each

Add an extra 1/2 crossover for any outfield checker of 4 pips or more

Subtract 5

Multiply by 5% to get gammon rates.

So I tried it out on the position below: crossover count: 6+8+1=15

(15-5)*5%=50%.

But XG is telling me over 80!? Am I doing something wrong?
